I got pre-approved for a loan for a house and will be putting in an offer tomorrow. So im hoping everything goes well! I guess I'll be stuck in Ross-less Michigan at least for the next 30 years.

arent FHA loans awesome
btw be ready for 6-8 months of complete hell, dozens of homes to look at, stupid strignant fha regulations that will make the first dozen or so homes you want un obtainable, and dealing with headaches of people holding your deposit due to them thinking there intitled to it because they attempted to make the house compliant after the first inspection (and it failing). Also look forward to multiple appraisal fees ($400 a pop), home inspection fees (300-400 a pop depending on who you use), and the 2k plus of administrative and mortgage lending fees that you have to pay up front plus the 3 1/2 percent for the house before you get the keys. how do i know this you ask? I just went through it. now all the negative aside what the end result gives you is a nice issue free (or at least major issue free) home at a price that is half what renting costs so yes its worth it but damn if its not a complete nightmere to obtain lol
