So I got the call from the wife yesterday there was no heat. Called a repairman who told me my boiler, which is original to the house build in 1956, has finally died. It was an oil furnace converted to natural gas. Appearently the pilot light was so corroded it fell out. We're just luck the pilot went out when it happened.
I went with a reputable local company and got a quote for a new one for $4,400. I have no choice but to suck it up and have one installed. It'll make a dent in our savings but with 2 kids and temps still in the 30's at night, it must be done. Luckily I'll have heat again by Thursday. Plus, the new one will be about 83% efficient compared to the old one which was less than 60%. So I'm looking forward to a reduced heating bill. A new boiler was on our home-improvement list but not a priority. We were hoping to first install new windows in all 3 bedrooms first, followed by a remodeled bathroom, insulation in the attic, and a new front door. Looks like everythings on hold for now. On the bright side I won an NCAA pool that funded a new screen door. Come on fellow home owners, commiserate with me. Let's talk about the grief that comes with homeownership. |

yes it can had a tree branch fell on my houes 3 years ago and had to have it removed cost me 600 bones to get it cut down first year i moved in i had to replace the garage door that cost 1000 bones just waiting for the next big one

You had a boiler from 1956 and a bathroom remodel was on the priority list before the boiler?
Really? The bathroom should have been the last on the list. Getting insulation in the attic, new windows and new boiler will probably pay for most of the new bathroom in the differences in heating bill.

UGH.
Love my house (the wife hates it). Its a family house my Grandfather built it before he died, my grandmother raised her three children in it, after my father split it became a second home to me and my sister. I eventually bought it from Grandma when she was over her head with bills and paid those bills off. My mom and grandma both passed away here. Its not big enough and was built for modesty in the 50's so like I said the wife hates it...but it is what we could afford, and it has a family attachment for me. BUT In the time I have owned it (like 6 years) I have replaced the following... -Furnace -Roof -Gutters -Sidewalk -Driveway -3 windows...and I really need to do 8 more one of which is a picture window. -Carpeted 5 rooms -Painted 5 rooms -Refurnished the living room -Replaced an upgraded the electric box from fuses to breakers and added a larger system because this box was designed for power consumption in the 50's. -The plumbing in the shower had to be replaced -The main sewer line was backing up into the basement but I had that fixed. NOW...my toilet seal was leaking and the floor under the toilet is sagging which means it needs to be ripped up and replaced. Love my house but its a never ending source of issues. |

Hey, Headman and I were going to stop pretending we aren't total fricken rock stars from Mars!
Well the bathroom is fairly simple. Just want to spruce it up with new paint, vanity, and tile. Tub and all exisiting tile on the wall stays. Compared to the boiler, the bathroom is super cheap. I can do it myself for around $500. The wife has wanted new windows since we moved in 4 years ago. The time finally seemed right and we were moving in that direction. I guess we just didn't want to bit the bullet knowing the cost. It's easier to do the smaller projects. |

Luckily my father is incredibly handy so we can do alot for the cost of materials. We just did some rewiring and added some new outlets to accomodate air conditioners. The next shoe to drop is sewers. We should be getting sewers anytime now. The town was sloppy in putting the project together and they have stopped after phase I of the project. My neighborhood is in phase II, but residents created suck an uproar, the powers that be opted to halt the project to research if everyone remaining truly needs them. Can't wait for that cost. Several thousands to connect my house to the main line. |
