We rented our house for 7 years before we bought it. After we bought it we remodled the basement and had a bathroom put in down there. Still working on the laundry room. Had the roof redone, and the upstairs bathroom. Now we are working one bedroom at a time, starting with our sons, then our oldest daughter, then ours. Next step is new windows and doors. The house itself is 110 years old, and the woman that owned it before the guy we were renting off of did nothing as far as up keep on the house. She spent all her money going on trips from what the neighbors have said. The kitchen still needs updated, and there is absolutely NO closet space.

The boiler;
Thats what we were GOING to do when we started the remod in August: Stick it out over that winter and get everything else done, then do the boiler the following year. Yeah, come March we had a SERIOUS break down and a couple of pipes split and leaked down through my kitchen ceiling (completely redone with a $2K tin ceiling, pot lights, etc.) and we ended up going without ANY heat from like March 18th on because we had ordered the new HVAC system but it was sitting in the garage waiting for the house to be completely gutted to run all the ductwork, etc. So in mid March, Maine....its cold. We had MANY nights where we had like 7 blankets on the bed, no joke. Good thing was it was a warm year and most days were mid 50's during the day. As a home owner you usually learn the hard way which things are most important. Furnace is ALWAYS the most important if you live in an area where it gets cold. If you live in a cold climate especially, your furnace, roof & electrical are all #1. Then plumbing, doors/windows & insulation are all equal. Depending on the climate one will come before the others. Cosmetics dont matter at all. Paint is EASY! A frozen, burnt down or rotting house (furnace, wiring, roof) are always #1 priorities to keep from happening. |
